Improve and Increase Your Space from within Before Adding On
When remodeling your home, there are several options to consider – do you build out, build up or does the opportunity lie within the existing footprint of your house?
In Southwest Minneapolis, typical lot sizes are compact. By building out, you may lose precious yard space. Another thing to consider is that, if your garage size is inadequate and a future expansion might be needed, a build-out reduces your back yard even further.
Southwest Minneapolis Remodel: A Two-Phase Approach
In this remodel, we evaluated all options for the homeowners and decided on a two-phase approach – In phase 1, we’re remodeling the basement and in phase 2, we’re converting their story and a half home into a two-story structure.
Phase 1: Basement Remodel
This phase incorporates a home office, large family room and a second bathroom
into the current basement. Moving the home office to the basement allows the
adults to move their bedroom to the upper level (where the home office
currently is), thereby giving each of their two children their own bedroom on
the main level. Adding a large family room gives them a great space to hang out
and entertain. The addition of a second full bathroom will make the morning
routine easier for all.
The current basement layout consists of a central stair with the front half of the basement finished in 1950s style, knotty pine wall panels and ceiling tiles reminiscent of an outdated family doctor’s office. The back half was unfinished space for storage, laundry and mechanical systems.
Basements can present many design obstacles – low ceilings, beams or encroaching columns, duct work and inadequate lighting, to name a few. The design we created for our client took all those obstacles into consideration.
